Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay). Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted.

SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
OUTSIDE SERVICE PROVIDERS
Outside staff such as private chefs, massage therapists, or other service providers are welcome, but prior approval is required before they come on-site.
SUPPLEMENTAL AGREEMENTS

Beautiful space with excellent views. This is just what you’re looking for if you’d like a quiet getaway where you can enjoy a fire, hot tub, and peace and quiet. The house is situated in a cozy and efficient layout which makes for a great private getaway.

Stay was short but perfect location as we celebrated my grandsons first birthday. Home was lovely and warm with amazing Mountain View’s.

We loved the house. The house was spacious with a beautiful view. The kitchen had everything you could need. The hot tube was a bit dirty. The BBQ was also a bit dirty and could only be lit with a lighter. We will definitely be back. The host provided quick and accurate answers and information.

We were looking for a quick getaway and were happy that we decided on the cottage. The view was our favorite part. We would gather in the morning and have breakfast outside. The kitchen had almost everything you needed. We found a gondola ride close by and went for a hike and there is a little lake about 8min away. We appreciated the clear communication and also prompt follow-ups. We would love to come back in the fall when the leaves change, I’m sure it will be stunning!

Spectacular views from the wrap around deck at Red Cottage. The location was very private and peaceful. The kitchen was large and had everything you need to cook anything. The house was clean and comfortable. The WiFi was very good. The hot tub was relaxing. The hosts were very responsive. We very much enjoyed our stay and look forward to returning again.

Thank you for hosting us! My friends and I had an amazing time. We had a few questions during our stay and the owner was very responsive. The house exceeded our expectations. Very clean and spacious. We do a girls trip to the Catskills every year and we look forward to booking this cabin for next years trip. I would like to also add that upon check out it had just finished snowing. We were unable to get our truck out as it was stuck in the snow. I made one phone call and within 30 minutes there was a plow at the property getting us out.Exceptional service! Look forward to next year!

Christmas Vacation
We came up to the cabin for the second year in a row for a ski trip at Belleayre. We love the views and the proximity to the mountain and how cozy the cabin is!
Bonus hill
The house was great for skiing at Belleayre, which was just a few minutes up the road. There was plenty of room for a family of 4. The yard was also beautiful. We were lucky enough to have snow on the ground so my son gave my daughter a few basic snowboarding lessons on the hill outside the house. The house was a little chilly, but it was sub zero outside and there were plenty of blankets, space heaters, and the fireplace to help warm the place up (in addition to the main heating units).

This place is perfect for a private and quiet weekend getaway. My friends and I enjoyed the beautiful views of the Catskills, the fresh brisk cold air and sitting by the fire (indoor/outdoor). The house came equipped with all of our needs.
The primary bedroom was large and even had a super nice jetted tub. Keep in mind it’s a SUPER BIG tub so it will take time to fill up BUT it’s worth it!!
Restaurant Recommendation:
Peekamoose Restaurant $$$- Delicious food, wonderful service and cozy atmosphere!
Tito’s Bandito $$ - Great for drinks and apps… try the Hibiscus Margarita!
The Print House $$ - We did not get to go here due to other plans but was told by the town and our host this was a great place. They have live music, apps and drinks! Try it out!

Our stay was here amazing! Less than a 10 min drive to Belleayre Mountain for skiing/snowboarding. The cabin was the perfect peaceful getaway! It was clean, well kept, and super cozy! Hot tub was also great after a day of skiing! The owner provides all the information you need for smooth check-in, stay, and check-out! Will definitely be staying here again!

Belleayre View Stay
Our stay was delightful. My sister and her husband joined us. Everything was set up perfectly for a ski vacation with my dog. She never did catch that rabbit. The bathrobes and all the amenities (soaps, etc) were a nice touch. Red Cottage kept in touch with us with some maintenance issues. The place is so close to Belleayre and the landscape and everything beautiful. Couldn't imagine a more perfect ski vacation than this. Well more snow but that's not in any one's control.

Our stay at the Ski Chalet in Fleischmann's was incredible. The cabin is exactly what you are hoping for when you think "Catskills Ski Cabin". The view from the balcony is spectacular and you can actually see the Belleayre mountain ski runs. Inside the cabin was perfect. Great kitchen fully equipped, inviting living space with perfect fireplace for hanging out and excellent master bedroom. Overall one of our best AirBnB's.

We had a wonderful weekend stay at this home. It was welcoming, comfortable, and cozy even for it's large size. We had plenty of room, it was very clean and beautiful inside and out. The owner's communication was clear, concise, and very responsive. I look forward to staying here again soon.

Catskill Getaway
My wife and I needed a weekend getaway post-Peeper season and this home was ideal. Close to Margaretville, Phoenicia and Windham and tons of hiking options! The views of Belleayre were amazing especially as they are starting to make snow for the season! Hot tub worked great and was hot and ready to go on arrival. Kitchen functional and fireplace great! Enjoyed our stay immensely!

My husband and I were looking for a peaceful, quiet getaway and this was the perfect stay. The house was very spacious and had everything we needed. The views were stunning, we enjoyed sitting on the large deck overlooking the mountains. The hot tub was perfect to enjoy on the chilly nights and easy to use. Although we are not skiers I can definitely see the appeal for those who are. We were able to see the slopes from the deck! I highly recommend this stay. It was a perfect spot to get cozy and turn off the outside world for a while. ☺️

Thank you so much for our wonderful vacation! It was such a peaceful and beautiful spot. We loved sitting on the deck and looking out over the beautiful mountain views and changing leaf colors, and we enjoyed taking daily walks around the neighborhood. We saw so many different animals that we don’t see back home! We had everything we needed to cook dinners and relax in front of a cozy fire and ended every day with a dip in the hot tub. The beds were all so comfy and the house is so clean and had everything we could want! Thanks so much, we hope to visit again!

Beautiful location! It's very relaxing and peaceful, uphill about 1.5 miles from the main Route 28 so it's quiet. The home is very comfortable, especially the couch and king bed. The listing mentions no A/C, but there's actually 3 mini split units that work great. The hot tub was nice and relaxing. Full bathroom on each of the 3 floors is convenient. If you need supplies, there's a CVS and small supermarket about 10 mins away. We'd definitely stay here again!
