I recommend it for a family weekend getaway – beautiful grounds and so much outdoor space for the kids to run around and activities. There was a zip line, ping pong table, and plenty of board games so the kids were occupied the entire weekend. The inside fit us all (9 adults, 6 kids) comfortably and the kitchen had everything we needed. It is a Victorian house so a little old in places, creaky and thin walls. Make sure to bring shower supplies as that was not supplied, but definitely pleasantly surprised with how good the hot water was.
Only bummer was that even though we paid a premium for the pool, we didn’t swim in it because it was so cold even though it was 70s and sunny outside during the day. I think the heater just isn’t equipped to recover from the cooler night of upstate New York.

I recommend it for a family weekend getaway – beautiful grounds and so much outdoor space for the kids to run around and activities. There was a zip line, ping pong table, and plenty of board games so the kids were occupied the entire weekend. The inside fit us all (9 adults, 6 kids) comfortably and the kitchen had everything we needed. It is a Victorian house so a little old in places, creaky and thin walls. David’s house was an incredible meeting place for our reunion of friends. There were 12 of us (plus 5 kids under 2!), and we all slept comfortably in his home. Shout out to the fully stocked kitchen — it was perfect for cooking and eating big communal meals. The interior of the house is beautiful, and the land surrounding it was spectacular. Thanks David!

I can’t say enough positive things about this estate. This home comfortably slept our group of 15 women with extra! Everything, down to the small touches, was decorated so beautifully and thoughtfully, our favorite being the “Moroccan corner.” The kitchen and bathrooms were stocked with everything we’d need and more. The view of the mountains in the distance were stunning and we were able to relax in their hammock. The pool is even bigger in person and the fire pit was stocked with lots of wood! The hosts, David and Patty, were incredibly helpful with showing us around for check in and then greeting us as we were checking out. They even had a gift to give to my sister for her engagement. So thoughtful!! I can honestly say I’ve never had a better Airbnb experience and I am confident I will be staying at Breathe Inn again.

We travelled with 4 families with small children. The house has so many to offer. There are enough bedrooms and bathrooms to share. The kitchen is well stocked with good-quality cookware, we cook all the meals in house with ease. There were many things to do on the ground, we didn’t leave the house at all. The kids enjoyed the kiddie zip line, swing, hammock, a huge pool, basketball court, ping pong and the trail behind the property.....the house may need some updates but it is spacious enough with interesting decor. You will feel cozy in there. Would recommend this house for large groups with children. Communication with host is quick.

This house was fantastic for our multigenerational / large group stay. The property was incredible for kids with a great tree swing, zipline, pool, basketball hoop and large lawn (as well as ping pong table in the screen porch). It's a rare listing where the photos don't do it justice. The kitchen in particular was incredibly well equipped with everything you could need for cooking large group dinners. Would definitely recommend this house for a large family or large group of couples -- plenty of bedrooms and bathrooms. We really appreciated David's helpful check-ins about the house and the area. One note for visitors is that there is zero cell reception at the house and within about 20 min radius. The wifi was excellent but for those who might be looking to work remotely, this may pose a challenge. Also, I believe dogs are allowed at the home -- we did notice a slight dog smell on some furniture so FYI for those with allergies.

This house was so much more beautiful in person than the photos let on, and had the nicest most well-equipped kitchen I've had the pleasure of cooking in. David was an excellent host; friendly and communicative. When I mentioned I was making a big paella for my group one night, he surprised me by going into storage and bringing out a paella pan twice the size of the one I had brought. It really made the weekend special. My group is already in talks of going back next year, can't recommend this property enough!

Thanks for sharing your wonderful place! We had a terrific time for our family reunion of 15 people (a bunch of kids). The house was spacious and the outdoor environment was verdant and lush. The pool was terrific as well as the trampoline and swing. The house was nice and clean. The family room and public area was spacious and relatively modern. Kitchen was a bit dated but very functional. Lots of outdoor space for kids to run around and explore. Overall we had a terrific time! Camella was super responsive and easy to communicate with!

Great property! The house was very big, had more than enough space for our large group and had a nice kitchen space for preparing meals and dining all together. Loved all the options for entertainment (a great pool, ping pong, basketball hoop, puzzles and board games). The view of the Catskill mountains from the property was beautiful and the outdoor fire pit was also a big plus. We stayed for 3 nights and virtually never had to leave the property because there was so much to do!

This house is great for a group because there's so many rooms and a ton of bathrooms. The kitchen has great kitchen supplies - Le Creuset pots and pans, perfect for cooking for a large group. I really liked the decor - Anthony Bourdain photo in the kitchen was funny and a llama photo in the master. The master bath didn't work but they sent someone to check on it right away and offered to have a plumber come. It takes a while for the house to warm up but it did warm up after a few hours or so. There's lots of little nooks to sit and hang but not one huge living room - they are more broken off, so we did game night in the kitchen. Overall, cute decor and a very nice house. We had a lovely time staying here. The communication was pretty good - not as quick as other Airbnb's - I had to follow up a couple times, but it was around the holidays so that could be why.

This was the perfect home for our leadership retreat outside of NYC. There are plenty of rooms/bathrooms to make this comfortable for a large group of adults. Also plenty of common spaces both indoors and outdoors to collaborate on our business planning. The projector was a nice (unexpected) touch to cast presentations. Great spot, thanks David!

THIS HOUSE WAS MAGICAL! Ten close girlfriends who live scattered all over the country rented the entire property for a long weekend and barely left. We had dinner reservations for one night and cancelled them because we couldn't bear to leave the house. From the crisp and clean patterned sheets, large open kitchen, and extra long dining table to the teepee, private pool, hammock, and manicured grounds, we wanted for nothing. We are already planning our reunion!

We gathered for a women’s retreat and had a magical time. The yoga studio space was exactly what we needed. The kitchen was beautiful, great for cooking and group dinners. There wasn’t ac, which was ok for us, and good to know if you prefer it. Hosts were kind, helpful and responsive with our questions as they emerged. There were beautiful flowers all around the house and a creek across the street. The grounds were very inspiring for connecting with nature with a small lily pond with frogs, a pool, outdoor seating area, fire pit and traditional porch. Very grateful for the opportunity to retreat upstate in such a beautiful part of the world. Would love to go back another time.

What a great house for a big group! We had 8 adults and 5 kids (ages 2-4) and everyone had a comfortable, fun, and restful time. The kitchen is really well stocked, the home is set back from the road so the kids can run freely, and there's plenty of spaces indoors and outdoors to explore and relax (pool! Indoor lounge! Zipline!). We put the kids on the top (3rd) floor so they weren't bothered by noise after they went to bed. This was a great home and I definitely recommend it.

We had a wonderful vacation at David’s house in Lanesville. We were three families with 5 kids, 9 adults and all the kids were 5 and under. The kids didn’t want to leave, they loved the pool and the zip line. Overall a great experience.

We really enjoyed our stay over 4th of July weekend. The location was perfect for convenience and doing some hiking. The kitchen was extremely well stocked for cooking and the pool was clean and heated. The main floor has strong AC but the third floor bedrooms rely mainly on fans to keep cool.

We had a great stay. David was very communicative and the house was perfect for the adults and kids. Swimming, zip lining and roasting marshmallows were some of the highlights. Beds were all comfortable, design was awesome and kitchen had all the supplies we needed to cook for 12 people.

Camella's home was a perfect getaway for a birthday party with friends. The property is extremely large and includes tons of things to do (teepee, pool, trampoline) There is also plenty of communal space inside to lounge, cook dinner, and relax. Highly recommended!

This place is beautiful and really well maintained. We hosted 4 families each with kids and it was perfectly sized. The pool was pretty, the yard expansive, and the setting was very peaceful. If you want to cook, this place is extraordinarily well appointed. The tools and serving ware are excellent. The host was communicative and responsive and very accommodating. It was a really nice stay overall.
The only thing to note is that the WiFi is very weak, so a plan to relax versus work is probably best.

I can’t say enough great things about this home or David. He was amazing to deal with and was so helpful getting us settled. The pictures do not do the house justice. The decor in each room is so modern and cool. The beds were beyond comfortable, the space is huge, the pool is pristine, the garden and yard are gorgeous. We must have said how much we enjoyed our stay 10 times over the weekend. We will absolutely be back!

David’s house is really special. We rented with several other families (8 adults, 6 kids) and there was plenty of space for us all. We loved that we could all have our own bedrooms and bathrooms. The house is so clean, thoughtfully decorated, and comfortable inside and the outside has so much to do for kids (pool, huge yard. Zip line, fire pit). It’s one of the nicest airbnbs I’ve ever stayed in. Great location close to Woodstock, phonenicia, hiking, the rail trail. We are hoping to return next year.

David's place was perfect for our group of 10 looking for a weekend getaway from NY. The house is stylish with thoughtful touches throughout and has ample space and bedrooms/baths for a big group. We especially loved the pool, the yoga studio, the fire pit/hammock area and the "moroccan" themed room for game nights. We were thoroughly impressed with how stocked the kitchen was with pots, pans, and everything you could possibly need (plus a massive stove for cooking for a big group). Would highly recommend and hope to come back again at some point!

We had such an enjoyable stay at David's home. It was very spacious and cozy and perfect for entertaining a larger group of people. The kitchen is amazing and so well-stocked, and the bedrooms were comfortable and clean. David was very helpful with answering any questions and greeting us upon arrival to walk us through the house and property. The weather was less than ideal but the pool time we did get was absolutely lovely! They even have a vegetable garden that we were able to harvest some greens for a salad! I would recommend to anyone and would definitely stay here again.

Spectacular location and home. Lanseville is a perfect get away vacation with plenty to do: walking in the adjacent creek, fishing, hiking, and bike riding (both road cycling and drove to the Ashokan Rail Trail for a leisure scenic ride). We had 12 people and there was plenty of space in and around the house to relax and explore.

This is the PERFECT group vacation rental. It is even more beautiful than the pictures, with a pristine newly renovated kitchen stocked with everything you could need to cook and feed our group of 14 people, including knives, strainers, pots and pans, grilling tools, and plates and glassware. The bedrooms are spacious and beautiful with comfortable beds and ample pillows. The pool is clean, and David provided pool towels and fun pool toys. We loved having access to the yoga studio, and even though it rained during our weekend, David’s house provided plenty of entertainment for our group of 14 including cocktails on the swinging bench on a covered back porch, playing ping pong in the enclosed sunroom, watching movies on the big movie projector, and hanging out in the huge reading nook. We never felt cramped. The house was a comfortable temperature all summer weekend.

The Breathe Inn is an ideal space for groups of people coming together to enjoy nature, restore themselves and take a break from the busy-ness of life. It’s beautifully designed, and there are lots of spaces to spread out to and be in. My sister and I held a yoga retreat at the Breathe Inn with 11 women, and the accommodations, grounds and yoga studio were perfect for it. Everything is so comfortable and well decorated with lovely touches throughout the space, and the kitchen is very well stocked with quality cookware. We did not get to use the pool due to an unseasonably cold weekend, but it is huge (way bigger than comes across in pictures)!! We had a group of 13, and were very comfortable. Would highly recommend!

Camella was a great host. The house is very large and comfortable - just as described and the pictures are all accurate. In fact, it's probably nicer than what is pictured. We had a great time even though it was Fall and the pool was off-limits but I can only imagine what it would be like in the Summer. We will definitely try to go again.

Our stay at David & Patty's home was exceptional. Every furnishing and decorative element was considered. The kitchen was well stocked with everything needed for cooking big meals as well as lots of tasteful tableware. Bed linens were comfortable and beautiful. The property was well laid out, offering various areas for sitting, a beautiful garden and plenty of parking (plus a pool, though we missed the season for that). Overall, the house was so tasteful and comfortable with fun amenities like a yoga studio, full bar area and projector for watching TV. David & Patty's hospitality was warm and friendly and our group of friends is already planning our next visit.

Some friends and I went up to the Catskills for my 30th birthday and I was worried about finding a house that would accommodate everyone. Luckily I found David's place, which had a room for everyone, an incredible pool, a fitness/yoga studio, a basketball net, a firepit, and a huge lawn for lawn games. Not to mention the kitchen was STOCKED with everything you could possibly need.
When we arrived, we were a bit skeptical because the outside of the place looks a little dilapidated (chipped paint, the porch isn't in the best shape), but the inside is spectacular. We played games, grilled out, drank wine, and had an incredible time. It was pricey, but split amongst 11 people for 3 nights it was pretty affordable.
We also visited David's restaurant nearby, Tabla while we were there which was delicious and convenient.
The only criticism I have is that the door with the keypad never locked which felt a bit unsafe. We locked it while we were home, but it was a gamble when we were out.

Beds are comfortable, pool is huge and heated, and we definitely took advantage of the ping pong table. Lots of bedrooms - our three families with 7 kids all had room to spread out. Our group of 11 adults had an amazing week staying at this Victorian estate! The property is beautiful and the house is large enough that people could have their own privacy. Perfect for a week of grilling/chilling/hiking/fire pits. The kitchen, cleaning supplies, and firewood were all well-stocked. David is thoughtful and super easy to communicate with. Highly recommend!

I visited David’s home with a group of 12 adults and our young children. The home was spacious and clean with a large living area and all the bedrooms were good size. We enjoyed the property, and used the basketball court, zip line (kids), fire pit, grill and more. We were in town during an Octoberfest that was held at Hunter Mountain which was only 10 mins or so away . Was definitely a nice place to gather with friends. David was easy to work with and I highly recommend this property.
