We loved our stay at Le Petit Cottage. No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
OUTSIDE SERVICE PROVIDERS
Outside staff such as private chefs, massage therapists, or other service providers are welcome, but prior approval is required before they come on-site.

Booked this house for a quick getaway out of the
Booked this house for a quick getaway out of the city. It was everything that I had expected. The house was extremely clean and had all the amenities needed for us for the weekend. It was just the two of us staying but this place would be perfect for larger groups. Location wise it was right near everything we needed.

This house is wonderful! It’s exactly as pictured, with all the necessities you’d want. The yard is fantastic for relaxing by the fire or playing with your dog, the location is within 15-30 minutes of many things to do (an easy drive to Woodstock), there are two grocery stores within 10-15 minutes.
The communication with the owners is fantastic—super quick and super helpful and friendly! One queen bed and the double bed are very firm (too firm for us), so I asked the owners if there were any mattress toppers locked in the closets, and they very quickly and very kindly responded that they’d take care of it. Within a couple of hours, they had two brand new memory foam mattress toppers delivered to the house for us to put on the beds!
Of note, one queen bed is up a rather steep set of stairs. The three bedrooms are spaced far apart in the house, which provides plenty of privacy, overall. Also note that the queen bedroom over the living room has pretty sharply pitched ceiling, so you have to be careful to not bump your head, but with that said, it’s a really charming space with a sitting room area just outside the room, so it feels like a lovely mini-suite.
The showers are terrific, with both a traditional shower head and an overhead rain shower head, great water pressure, and we never ran out of hot water with 5 people showering one after another.
There’s a reservoir next door, and you can hear the waterfall from it when you have the windows open or when sitting outside. It’s very peaceful! People do come early in the morning to fish from the bridge there, and sometimes you can hear them talking, but it didn’t really bother us.
All in all a lovely and charming home, owned by caring and responsive people who want to ensure your stay is as great as it can be. We loved our time there and we’d definitely rent this house again! Thank you Jo and Declan!

Wow! What a showstopper of a home. We spent the week here and each day pinched ourselves that we landed on an amazing house. The layout was ideal for a working holiday with rooms spread out in different parts of the house. The state-of-the-art kitchen, cozy firepit, beautiful surroundings out each window, and extremely tasteful furnishings make this Airbnb a winner.

This house was everything it looks like from the listing and so much more. Beautifully and thoughtfully decorated, amazing historic character, three comfortable and well spaced out bedrooms, great outdoor space, lovely kitchen/dining room/living room and spotlessly clean. There was such a thorough, considerate touch in everything the host provided and all communications were seamless. While the house is not as secluded as other rentals, it is still very much a country road with only one other house in the immediate vicinity, and is on a beautiful patch of land with Saugerties and Woodstock a close drive (10 mins or so).

The property was clean, cute and very comfortable. Love the country charm and the proximity to the horse show grounds (about 12 min drive). One of the upstairs bedrooms was a little tough for my 6'5" husband clearance wise but it all worked out great.

All rooms have amazing air conditioning (so important when we visited). My group had some specific asks and the hosts were understanding and flexible. Totally recommend for groups who are looking for a tranquil home with easy access to towns or the outdoors.

My husband and I stayed here with our 2.5yo and my mom. The upstairs bedrooms are nicely separated from one another, offering great privacy. The decor and little touches (games, books, records) provided some great entertainment and also made if feel homey and thoughtfully curated. The place was super clean and the two full bathrooms were a plus! Plenty of towels and kitchen extras. There was also a ton of wood for the fire pit! It’s situated right in between downtown Saugerties and Woodstock, making it a quick trip to some great food.

This cottage was wonderful. Plenty of space in the three bedrooms for us to stay. The kitchen was well stocked and easy to cook in. Not pictured on Air BnB is a large flatscreen 4K tv, record player and video game system. This was perfect for us to unwind as a family in front of our favorite holiday movies after a long day of hiking. The house sits right next to the road and a local reservoir with a small waterfall and a stream. Beautiful to wake up to.
It was located perfectly to drive to Woodstock, Hunter, Saugerties, etc. Great value and it was maintained professionally like a hotel. We couldn't have been happier.

This house is an absolute treasure! The home came with everything we needed and was very comfortable. The light in the dining room is so beautiful and the kitchen was perfect. My family also had a nice time relaxing in the living room after long days of skiing. The location is great and close to everything. Our family of four fit very comfortably in the house and had a nice time taking walks around the quiet roads. We will definitely rent this home again on our next ski trip and would also like to experience it in the summer months.

This house has everything you need for a great getaway weekend! The house is even better in person with all of the unique touches. The 2 upstairs bedrooms are accessed by separate stairways, making it very private. The kitchen had all the supplies we needed to cook as a group, including a Weber gas grill on the patio outside the kitchen. Would stay here again!

We had five days of snow and a roaring fire. The hosts were solicitous and very attentive to our needs especially with snow removal. We highly recommend this lovely retreat.

We spent a great and relaxing weekend at Declan's place. The interior is designed with care and taste. You will find everything you need if you want to stay in from cookware to games. A quick drive will take you to Woodstock or to ski slopes. Although the house is by a small road, it is extremely quiet. There is definitely a distinctive smell to the running water but you quickly get over it while washing dishes or taking a shower. The fire place is small but pleasant and very efficient once you get it going. Communication was very easy and quick with Declan who even left a bottle of wine to welcome us! We recommend this place 100%

Declan’s house was a perfect farmhouse dream. We lit a
Declan’s house was a perfect farmhouse dream. We lit a fire daily, sat there and played games and crafted. Perfect setting for knitting and quilting while my daughter did her crafts. Great kitchen for cooking. On nights when we went out to dinner we visited Saugerties and Woodstock. The house is perfectly located about 5 to 10 minutes from each town. We visited during the winter and were lucky enough to have snow. Declan’s house had a small sled for our daughter so that was great we didn’t have to buy one. Mornings are so nice to go for a walk near the reservoir. Definitely visiting again.

Great stay! I brought my staff over for a staycation to visit Hunter Mtn for a day of skiing. It was approximately 25 minutes doorstep to doorstep.
Stay was clean, authentic, kitchen was as described with having so much if you want to stay in and cook. Literally everything you need is here, even every spice imaginable.
Was greeted with a bottle of wine and a mini champagne.
Loved the mini Super Nintendo, and all the board games. Had a really fun night when we all arrived. Cooked a lovely big breakfast the next morning.

Declan’s place was very clean and comfortable. We stayed for two nights with a group of six while skiing in the area and this was exactly the vibe we were looking for. The house was conveniently located—a quick drive into town but still remote and secluded. It snowed quite a bit while we were there and someone had come to plow the driveway and shovel the walkway. A quick note to future renters—the faucet water has a bit of a sulfur smell so if you’re not used to this I’d suggest bringing bottled water for your stay. All in all a great stay and would be happy to stay again.

Declan’s place is pristine, cozy and a perfect oasis away from New York City. For us, it was everything we needed for a peaceful escape. It felt like our home away from home.
We got up here in an easy 2 hour drive, and were super impressed with the place. We had 3 couples, but the layout made it feel like we each had our own private space. The enormous TV and old-school nintendo were a fun surprise, but we found ourselves hanging out in the dining room, playing games and eating food we prepared in the perfectly stocked kitchen. The assortment of pots, serving tools, etc. made it easy to whip up delicious meals.
We also loved was the under-floor heating - no giant socks needed! Other things to note:
We were less than a 20 minute drive from an adorable town with shops, great restaurants and one-of-kind book stores. I can’t rave enough about the experience and I would give it more stars if I could.
We got up here in an easy 2 hour drive, and were super impressed with the place. We had 3 couples, but the layout made it feel like we each had our own private space. The enormous TV and old-school nintendo were a fun surprise, but we found ourselves hanging out in the dining room, playing games and eating food we prepared in the perfectly stocked kitchen. The assortment of pots, serving tools, etc. made it easy to whip up delicious meals.
We also loved was the under-floor heating - no giant socks needed! Other things to note:

Jo's place was a great place for our family to stay for the week! It's in a really quiet spot in Saugerties but was easy to access everything in Woodstock as well as all of the hiking in the area. It was a really comfortable & cozy house and Jo was very easy to work with.

This is such a wonderful space - minimal, cozy, and incredibly clean. The kitchen is so big & nice to cook in! All the rooms are perfectly spaced apart & feel super private. The wood burning stove makes nighttime feel super warm and cozy. Communication was easy, and Declan responded right away when I had a little trouble with the front door. Can't wait to come back!

If you are planning a trip in the summer, one of the bedrooms does not have air conditioning. The team responds quickly to questions. I would highly recommend this home. It is adorable.

I love this house so much, I’ve booked it twice (and will definitely be back again). Charming, cozy, a great patio for relaxing to the sounds and of the reservoir waterfall. Location is very convenient, just ten minutes to the supermarket and downtown Saugerties, and maybe 15 min to Woodstock.

This house was so lovely, charming and sweet - light-filled common spaces and bedrooms, a generously-sized modern kitchen and a gorgeous pergola perfect for a late night chat. The location was absolutely perfect - a close drive to Woodstock and Saugerties, and right next to a beautiful reservoir and quiet and peaceful for a great getaway. One note, if you are not good with stairs, this is not the best option for you, as 2 of the 3 bedrooms are upstairs (without en suite bathrooms). check with the management company to make sure the speakers are working, as it seemed like the attachment from the speakers to the apple airport was missing.

We were so thrilled immediately upon arriving at the property. Everything from the quant property, to the comfortable beds, to the high end kitchen made our stay so enjoyable. The beautifully designed interiors and historic garden were the perfect backdrop to our family weekend. The waterfall across the street was a favorite with our three year old. Will def come again!

We went to rest , relax and explore the Catskills and it was a great place to stay. So close to the Catskills mountains-25 mins to the mountains. . A stream and small lake was adjacent and we saw a beaver in the stream. Amazing!

Woodstock was 20 mins away which is a great place to shop and eat out.

This was truly one of my favorite travel experiences in a long time - maybe ever. The house is gorgeously decorated and well-appointed, the peaceful sounds of the brook create a soothing ambiance and the fire pit in the backyard was a hit. My friends and I spent almost every waking minute outside with our dogs. We were so sad to leave and I am definitely coming back again later this summer.

We had just such a lovely weekend - even though it rained the whole time and was 48 degrees in late May, we never got bored just hanging out in the super cute house, playing games, reading books, and just generally soaking in the peace and quiet. The cottage is beautiful, restful-feeling, graciously decorated, and welcoming. We loved the books and games selections too! We would absolutely love to come back.

We had a great time and everyone in the group was very impressed with the space! The kitchen and bathrooms were all impressively outfitted. A good amount of space, clean, and well decorated. It was clear there was a lot of thought put into the details - like having oscillating fans in the bedrooms and having a bottle of champagne waiting for us - which were very much appreciated. A modern farmhouse! This house feels like a cozy old home but with plenty of upgrades (shower / kitchen / etc.) The stairs are a bit steep for one of the bedrooms so worth knowing for older or younger visitors. Easy time using appliances, etc. and great communication!

Older country home but it’s updated to provide all that we needed to stay comfortablely without losing the French cottage charm I recommend this home to anyone who’s looking for something that is unique and cozy. This is not a boring cookie cutter copy of many of the other standard rentals. Would love to rent this space again next year.

Stylish, sparkling clean, Declan is a great and very responsive host, quiet location with stream running adjacent, yet close to all the conveniences. Sleeps six very comfortably. Great layout that allows privacy for all. Highly recommended.
We stayed at the house with my husband, grown daughter
We stayed at the house with my husband, grown daughter and 2 grown nephews as well as our 1 year old Labrador retriever and there was plenty of room. The fenced in yard was a bonus with our dog. The kitchen was well stocked with high quality pots and pans, a gas stove, a Bosch dishwasher. Of note, there was no microwave but I did mention to the hosts this would be a desirable addition if not exactly French in feel.. We didn’t use pantry items but there were spices, oil, vinegar, etc. The bathrooms were clean with state of the art showers in both. The rest of the house was rustic but comfortable for hanging out. Though the house was managed by a company rather than owners they were responsive to all my questions and requests . We would come back again when we visit the Catskills.

The bathrooms were large and the waterfall shower was lovely. The views around the property were perfect for late October and the proximity to various spots in the Catskills were wonderful. Ample space to hang out and listen to the record player over food or wine and to hang out around a fire (inside or out)
