My girlfriends and I had the best possible stay in this beautiful cabin surrounded by snow and forests, yet also so close to great breweries and restaurants. If you’re considering this stay, you won’t be disappointed!

We had a wonderful stay. The cabin is so cozy and homey unlike many Airbnbs. The kitchen was well stocked and had everything we needed. It’s not too far from the road but is very quiet. We only saw a couple of cars drive by during our stay. The stairs to the upper bedrooms are very steep and open, but were fine for our group with some extra caution. Highly recommend this place! We are already discussing coming back early next year.

WOW! What a perfectly lovely little cabin! It was like staying in a postcard from Courier and Ives. We had a wonderful stay. The cabin is so cozy and homey unlike many Airbnbs. The kitchen was well stocked and had everything we needed. It’s not too far from the road but is very quiet. We only saw a couple of cars drive by during our stay. The stairs to the upper bedrooms are very steep and open, but were fine for our group with some extra caution. Highly recommend this place! We are already discussing coming back early next year.

Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay). Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted.
Failure to disclose any pets in advance may result in additional fees or penalties.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
OUTSIDE SERVICE PROVIDERS
Outside staff such as private chefs, massage therapists, or other service providers are welcome, but prior approval is required before they come on-site.
SUPPLEMENTAL AGREEMENTS

Lovely cabin, no doubt. With that said, there's only really one comfortable room for a couple. The upstairs bedrooms are okay for either children or single individuals as they are quite tiny. The rest of the cabin is lovely and perfect for couples with children. Another thing, older folks should not be upstairs bc the stairs are quite treacherous and not suitable.

Wow, what a treat to be able to unplug (other
Wow, what a treat to be able to unplug (other than enjoying movies at night on the TV of course) and just escape into the peace and comfort of the cabin and surroundings. I barely wanted to leave, it was so nice just sitting on the porch in the rocking chairs enjoying the fresh air and the sounds of outside. The place had everything I could want and more - I slept so well and it felt so nice waking up in the downstairs bedroom feeling like I was surrounded by the forest with the massive windows. I was sad to have to head back to work but would come stay again in a heartbeat!! Thank you so much!

We had a great stay at Phoebe's Nest - between 4 adults and 2 young kids there was ample space and we enjoyed the cozy living and dining areas. The hosts were super responsive and the cabin is picturesque in the middle of the woods. The stairs to the second floor are steep as described but with the handle bar and extra caution everyone (including our 2 year old) did fine. We would happily stay again!

The cabin is gorgeous and was even more beautiful and cozy in person! There was plenty of space for my friends and I to relax and unwind. The suggestions of where to go out in the area was super helpful! On our second night, we had accidentally gotten locked out, but were able to quickly get in contact with an amazing rep named Joey who was super responsive and helpful in guiding us to find the spare key and get us back in! Overall, we had a great experience and would love to stay at this location again!

We had the best time at your beautiful cabin and didn’t want to leave! It’s even nicer in person. So cozy and beautiful! It’s exactly what our family needed. We’ve stayed in many homes and none of them were as equipped as your cabin. Tons of pots and pans, utensils, cups, plates, even Tupperware containers. Down to a stopper for our Prosecco.

Phoebe’s Nest was the PERFECT spot for a rustic, cozy weekend getaway. It has all of the charm of a log cabin but squeaky clean (no bugs in Jan) and a modern kitchen. It was also incredibly well equipped in terms of flash lights, lanterns, neon vests (for hunting season), a speaker, tons and tons of games and extra blankets. Host was also very responsive and friendly to all of my inquiries!

We had a lovely stay at this cabin. The beds were comfortable and we loved the benches with all the pillows in the kitchen. We also really loved that the host allowed us to check out late on Sunday!

The cottage is beautiful and peaceful, located far enough from the neighbors that you can't quite see them but close enough to town not to feel totally out of the way. It's very cozy, especially with the wood burning stove. And the kitchen has all the equipment you could possibly need. Finally, the host is very responsive--we had an issue with the first floor door that they sent a very friendly handyman out to fix the same day.
That being said, I do not recommend this place for people with infants or mobility issues. The stairs to the second floor are basically a ladder with railings and are much steeper and narrower than they appear in the photos. The skylight in the first floor bedroom is really nice, but not great for daytime infant naps. And the second floor main bedroom is also not fully insulated, sound or light wise, from the kitchen due to crevices between floor boards. So our stay wasn't ideal with an infant, but if we had been there without our baby, it would have been fine.

Place overall was nice and clean. We had our dog, the yard had lots of space for him. We enjoyed the privacy and quiet neighborhood. Check in and check out was easy.

The cabin was exactly what we were looking for, and we had an amazing and relaxing time. The host was extremely responsive and nice to work with. Would definitely go back given the opportunity and couldn’t recommend more if you’re looking for a relaxing getaway in the wilderness.

I can't say enough good things about this cabin! It was so cozy so clean so peaceful! The detail in decorating was perfect. It is a great place to get away to! In addition to this great cabin, the host's instructions were extremely helpful. Very detailed and clear. My only item to note was that the stairs going upstairs are very steep which may cause a concern for some. I would definitely recommend this place to anyone!

Lovely place to stay in Accord. There was plenty of
Lovely place to stay in Accord. There was plenty of room for my dog and three friends to be comfortable. The cottage is easy to find right off of Samsonville Rd. Check-in was simple, and we found the home well-stocked and well-appointed. Hill Road is extremely peaceful, with basically no through traffic, but it is still very easy to get back on the main roads. About 35-40 minutes to New Paltz, or 10-15 minutes to Accord Market, if you need to pick up supplies. It's a short drive to Minnewaska State Park, as well as a number of quaint farms and breweries. Would just note that the home does not have great sound insulation (I quite liked the rustic charm of the old timber) between rooms and floors, so it may not be ideal for all situations (babies, light sleepers, etc.). Overall, my friends and I had a great time and would love to stay here again.

We just finished our second year staying at this house, and once again it was a fantastic experience. I came with my wife, two brothers-in-law, and a friend, and the place was exactly as described: convenient, cozy, and comfortable. The hosts are wonderfully friendly and proactive, which made everything smooth from start to finish. It really feels like a home away from home. We’ll definitely stay here again—most likely next year! Highly recommended.

We enjoyed our stay here very much. The furniture was comfortable, the front porch (with comfy furniture) was perfect for soaking in the serenity with morning coffee or afternoon wine. We played games, did some reading, walked up and down the road taking in the scenery. The only sounds were birdsong and a symphony of insects in the woods. The towels were extremely soft and the bedding comfortable. It was also easy to get to Accord and surrounding area towns like Stone Ridge for coffee, dine and explore at Arrowwood Brewery, a fancy dinner at Inness, yummy lunch at Harana. We also enjoyed the little town of Phoenicia for breakfast at Bettina's and Phoenicia Diner. Much to see and do, but the cabin was perfect to return to each evening.

Love, love, loved this bnb. SO cozy, SO clean and had modern touch to not make it feel like eerie! Ive never stayed at a bnb before so I did not expect to have the host supply things like fresh towels, pots/pans and even shampoo/body wash. Im super impressed and would love to stay again (and even redecorate my house to feel like this place lol) The surroundings were also extremely peaceful.
