Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay). Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted.
Failure to disclose any pets in advance may result in additional fees or penalties.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnoverโdue to excessive mess or incidents involving bodily fluids such as blood, vomit, or wasteโa $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we donโt charge extra for additional guests up to the homeโs maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
OUTSIDE SERVICE PROVIDERS
Outside staff such as private chefs, massage therapists, or other service providers are welcome, but prior approval is required before they come on-site.
SUPPLEMENTAL AGREEMENTS

Staying at Treehaus was a dream! The space is unique and beautifully appointed. It is impossible to capture in the photos the overwhelming beauty of the river and mountain waterfall right behind the cabin, the sound of the rushing water, the cabin nestled into the rocks and trees, it was all perfect. We enjoyed ski season , and now want to return in the summer to swim.

The house was as advertised in the photos. The location was very peaceful and relaxing, especially with the river in the back. Wifi was good (no cell reception) and the bedrooms were cozy. Check in and out was easy. The hosts responded quickly to a question during our stay. The town is nearby, 5 minute drive.

The outdoor space was amazing, from the decks to the fire pit and down to the river, just gorgeous! Loved that our dogs were welcome, they had as much fun as we did. I would definitely stay there again. I imagine the fall and winter would be stunning there as well.

We loved our stay at The Treehaus. The home is comfortable, well equiped, on a beautiful lot by the Mad River, great location and easily accessible to Sugarbush, restaurants and markets. It is a terrific spot to enjoy the Mad River Valley. Wildwood Collective is professional and responsive. There were a few items that we directed their attention to and they addressed their responsibility with these items. Overall a wonderful stay.

We loved the Wildwoodโs house! It was 10mins to Lincoln, 5mins to downtown waitsfield, and under 15 to Ellen. Everything was great and you could hear the mad river from the deck. If you have young kids or babies just a heads up the bedrooms get cold. We would happily stay again as the house was fantastic.

This was the most perfect cabin in the wood experience. The property is in a secluded area, with privacy from the neighbors. It is even more beautiful than the pictures. Fire pit and river were very easily accessible.
The only โdown sideโ is that everything in the town closes around 8pm, so plan accordingly. However the property was so amazing, we didnโt even want to leave. Great vibes to stay in, cook on the grill, and hang out on the balcony with the string lights. Very romantic for a couples getaway

The Treehaus is beautiful & in an ideal location in the Mad River Valley. We stayed in summer, so it was amazing to sit high up on the back porch in the trees & listen to the rushing of the Mad River below. So fun to stay right on the Mad River & walk out of the house & right into the river! I loved the amazing yoga platform right off the lower level. Incredible to practice with river sounds & birdsong & to look up to the blue sky & lush green! In winter, this would be a great spot to stay for skiing -it's on a level short road right off of 100 & Sugarbush Access Rd is close by. The home is stylish, set up to make great coffee, has lovely bed linens, a basket of beach towels to take to the river & a cozy downstairs TV room. I'd strongly caution against bringing small children or anyone w/limited mobility, as entry is accessed by a set of cool but somewhat precarious metal stairs, the back porch is 3 stories up & there are steep stairs inside. But, awesome place to stay for adults!

The Treehaus is an amazing haven in the Mad River Valley. We used it as a homebase for several days hiking, exploring Vermont and taking some time off, and it was always pleasant to come back and relax at the house. Highly recommended!

You could not ask for a more beautiful location and my family that lives in Waitsfield that dishwashers are not normally in these places and the Treehaus has one. The beds were really comfortable and they had sound machines that I really appreciated! The hosts were responsive and informative. We will definitely stay again!!! My kids could not get enough of the mad river that is easily accessible! The fire pit was heaven!!

The place was fantastic, looked just like the photos, and struck the perfect balance of feeling totally private, and just a 10 or so min drive to shops, grocery stores, etc. We brought our 6 year old daughter and she was was obsessed, loved the bunk bed, and wanted to move in permanently (along those lines, I wouldn't really recommend bringing a kid younger than 5/6 just because there are a lot of edges, rocks, heights, etc, but thats obviously a personal preference). We loved that the top floor was TV free and perfect for hanging out, reading, eating, doing puzzles, etc, with a cozy downstairs for movies etc. There was just one issue at the start, and the hosts were very responsive. We would happily return, and hope to check out the related properties as well!

Everything was absolutely beautiful! My husband and I, along with our 3 dogs, had an amazing time! Everything was very clean and we felt right at home. Having the Mad River just a short walk from our house was amazing, that was definitely our dogsโ favorite part. If I had to pick a negative, itโs that some things were a bit dangerous for our pups. On the deck, the railing has wire running horizontally instead of metal to keep dogs and people from falling, but theyโre not very close together so if a dog is small enough they could fall through. Also, the front of the house is higher than the back of the house so there is a huge drop off next to the house. This was not imaged or mentioned in the listing, so we just had to be super careful not to let our dogs near the edge. Finally, I feel that we paid too much for what the house was worth. As beautiful and as incredible as everything was, the price was a bit steep. Everything else was amazing and perfect and highly recommend!

This is my favorite airbnb of all time. Private river access, perfectly curated decor, lush greenery โ all incredible! I lived in Vermont years ago, and this spot is a great representation of all the Mad River Valley has to offer in the summer. Even in a forested setting you are close to some of the best pizza (American Flatbread) and beer (Lawsonโs) this state has to offer. You can bike, float, paddle, run, or hike all from this spot. Really impressed!!

The location of this home is spectacular! Itโs private, peaceful and beautiful! Our favorite place was the location of the fire pit by the River. The interior of the home is exactly as the pictures show and the expansive windows show off the amazing view from the back of the house. We had a few hiccups upon arrival, but our hosts helped us out immediately and we had no more problems. We had a great time in Vermont, thank you for sharing your beautiful home with us!

Truly appreciate that our dogs are welcome, they love it there as much as we do! The host is great and very responsive. Looking forward to going back again!

We have never stayed in a cabin before and we just wanted to try out. We stepped and we felt right at home. The place is a bit interior but we had no issues in finding them and getting inside the house. The view to the river is amazing. Amidst fall foliage and river sound it was super peaceful.

My wife and I stayed here with our dog and we loved it! The house is very cozy and had everything we needed during our week stay. The property and the river access was amazing and being able to enjoy it out on the deck was a huge perk. There are a ton of good restaurants/breweries near by and some great trails for hiking. Bed linens were clean and crisp and the master bedroom bed was extremely comfortable. The entire place was clean, beautiful and fully stocked when we arrived. Bathrooms had toilet paper, clean towels, shampoo, conditioner and body wash. Kitchen is fully stocked with pots and pans, spices, coffee machine, paper towels, foil etc. The river just down the hill from the cabin is so peaceful and serene. The leaves were falling and the surrounding area is stunning. Tv room has a comfy couch, blankets, yoga mats. The owners did not forget anything for their guests. Flashlights, lanterns, wood and matches, detergent, towels and linens. Everything you need is already there. The custom wood furniture is gorgeous and comfy. Take advantage of the vintage record player, record collection and Bose speaker, you will not be disappointed! This place is truly MAGICAL!!

It was great - the setting is beautiful and private
It was great - the setting is beautiful and private and adults and kids all had a great time. We'd definitely stay at their place again - or another home within their portfolio. Also, our teenage nieces LOVED the record player and the records that were out to be shared. We came home one night to find them listening to a Beatles record and playing cards - two 16 year olds! It was such a nice scene to walk into and so nice of the owners to have their record collection out to be enjoyed. Thanks!

Incredible location - we couldnโt believe how beautiful this area was, the babbling river at the bottom of the garden was stunning, we took morning dips on both days of our stay. Great BBQ, but also close to other amenities if you didnโt want to stay at home. We enjoyed Tacos and a nice breakfast in the town. Would not hesitate to stay here again.
